You still get that coveted main-level living setup—but with the bonus of a fully finished basement.

Here’s the real difference you’ll notice when touring new construction homes in Kansas City:

  • Most ranch homes will have three bedrooms on the main floor. That means you get the primary suite plus two secondary bedrooms—all without setting foot on a staircase.
  • A reverse 1.5-story, on the other hand, usually puts just two bedrooms on the main level—the primary suite and one guest or flex room. The rest of the bedrooms? They’re down in the finished basement.

So the question becomes…

Do you want everything (and everyone) on one floor?

Or are you good with having a split layout—main-level living for you, and private space downstairs for guests, teens, or multigenerational living?

And remember:

  • A ranch can be built without a finished basement.
  • A reverse 1.5  always includes one.
